Een wijk waar de natuur de basis is en de woningen ‘slechts’ te gast zijn: dat is waar het Eindhovense Buurtschap Te Veld voor staat. Een toonaangevend project waarin ‘verplaatsbare’ houtbouw-woningen als volwaardig onderdeel van het totale woningaanbod worden ingezet.

Barli realiseerde in het project verschillende modulaire woningen, variërend in doelgroep, afmetingen en uitstraling. In ‘Kamer A’ bouwde de prefab houtbouwer uit Uden 7 appartementen met inpandige bergingen, verdeeld over twee woongebouwen.

Vanuit het hele land komen gemeenten en woningcorporaties een kijkje nemen in het gebied aan de Castiliëlaan in Eindhoven. Hier worden 700 verplaatsbare houten woningen gerealiseerd die er 30 jaar blijven staan. Een creatieve oplossing om het woningtekort voortvarend aan te pakken en de woningmarkt in beweging te krijgen. En bovendien een fijne plek om te wonen!

Hoewel de woningen verplaatsbaar zijn, blijven deze 30 jaar staan. Het groene, sociale buurtschap is verdeeld in zogenaamde ‘kamers’, waarbij iedere kamer bestaat uit enkele tientallen huizen of appartementen. De woningen worden daarbij geplaatst in het landschap zonder de omgeving te verstoren, zodat over dertig jaar waardevolle natuur overblijft. Ondanks het tijdelijke karakter is Buurtschap Te Veld een volwaardig woon- en leefgebied, met modulaire woningen die in alle opzichten voldoen aan het stedenbouwkundige plan en de beeldkwaliteitsnorm.

Snelheid
De snelheid waarmee de nieuwe woonwijk wordt gerealiseerd is uitzonderlijk. Dat geldt zeker ook voor de twee appartementengebouwen die Barli realiseerde in Kamer A. In oktober werd de vergunning verleend en al in december waren de woningen kant-en-klaar om vanuit Uden op transport te gaan naar Eindhoven. Begin januari werden de woningen geplaatst. De woningen voldoen aan het permanente bouwbesluit, kennen een duurzame materialisering (hout als hergroeibaar bouwmateriaal) en hebben een Triple A-energielabel.

Level of detail
Waar LA Architecten Ingenieurs uit Veghel tekende voor het ontwerp, werd elk detail van de modulaire woning door de engineers van Barli in 2D en 3D uitgewerkt voor productie. Het Tekla Structures-model kent dan ook een hoog ‘level of detail’: van valbeveiliging tijdens de assemblage in de woningfabriek, tot afschotisolatie, keukenkastjes en overstorten.
Ook is in het gehele proces nagedacht over mogelijkheden om transport te beperken en zaagverlies / afval te minimaliseren. Van houten vlonders en prefab pergola’s tot aan de planken van de gevelbekleding: alles is in maatvoering en montagewijze geoptimaliseerd. Een van de vele duurzaamheidsvoordelen van prefab, modulair bouwen!

Samenwerking
Diverse co-makers maakten integraal onderdeel uit van het ontwerp- en productieproces. Zo tekenden de w- en e-installateurs hun installaties in het 2D-model, waarna engineers van Barli deze omzetten naar 3D voor de houtskeletbouw-productie. Co-maker Tullenaars tekende in het Tekla-model de stalen ballustraden en het trappenhuis in, om in productie en montage naadloos aan te sluiten op het woongebouw dat in de woningfabriek van Barli gebouwd is.

A neighborhood where nature is the basis and the houses are ‘only’ guests: that is what the Eindhovense Buurtschap Te Veld stands for. A leading project in which ‘movable’ timber construction homes are used as a fully-fledged part of the total housing supply.

Barli realized various modular homes in the project, varying in target group, dimensions and appearance. In ‘Kamer A’, the prefab wood builder from Uden built 7 apartments with indoor storage, divided over two residential buildings.

Municipalities and housing associations from all over the country come to take a look at the area on the Castiliëlaan in Eindhoven. 700 movable wooden houses will be realized here, that will remain there for 30 years. A creative solution to tackle the housing shortage energetically and to get the housing market moving. And also a nice place to live!

Although the houses can be moved, they will remain standing on the place for 30 years. The green, social neighborhood is divided into so-called ‘rooms’, where each room consists of a few dozen houses or apartments. The houses are placed in the landscape without disturbing the environment, so that valuable nature will remain in thirty years’ time. Despite its temporary character, Buurtschap Te Veld is a fully-fledged residential and living area, with modular homes that meet the urban plan and the image quality standard in every respect.

Speed
The speed with which the new residential area is being realized is exceptional. This certainly also applies to the two apartment buildings that Barli realized in Kamer A. The permit was granted in October and the homes were already ready for transport from Uden to Eindhoven in December. The houses were placed in the beginning of January. The houses comply with the permanent building decree, have sustainable materials (wood as a renewable building material) and have a Triple A energy label.

Level of detail
Where LA Architecten Ingenieurs from Veghel drew up the design, every detail of the modular home was worked out in 2D and 3D by the engineers of Barli for production. The Tekla Structures model therefore has a high level of detail: from fall protection during assembly in the housing factory, to slope insulation, kitchen cabinets and overflows.
Consideration has also been given throughout the entire process to the possibilities of limiting transport and minimizing saw loss / waste. From wooden decking and prefab pergolas to the planks of the facade cladding: everything has been optimized in terms of dimensions and installation method. One of the many sustainability benefits of prefab, modular construction!

Cooperation
Various co-makers were an integral part of the design and production process. For example, the W- and E-installers drew their installations in the 2D model, after which Barli engineers converted them to 3D for the timber frame production. Co-maker Tullenaars drew the steel balustrades and the stairwell in the Tekla model, so that production and assembly seamlessly connect to the residential building that was built in the housing factory of Barli.
