Drie Linden Business Park is een hoog kwalitatief bedrijvenpark bestaande uit 4 afzonderlijke gebouwen, gelegen in Zaventem. De gebouwen kunnen gebruikt worden als stockage, high-tech ruimte of labo’s in combinatie met kantoren. Dit project met hoogstaande architectuur en aandacht voor de omgeving speelt in op de vraag naar kwalitatieve nieuwbouw in de omgeving van de luchthaven.
Elk gebouw is voorzien van een ondergrondse parkeergarage, in sommige gevallen zelfs met meerdere verdiepingen. Zowel op bouwkundig, energetisch als EPB-technisch vlak beantwoorden de gebouwen aan de huidige geldende normen en eisen. Groendaken en wadi’s zorgen bovendien voor een verantwoorde waterhuishouding en op de daken kunnen zonnepanelen voorzien worden. De compacte bouwvolumes in combinatie met de zonwerende gevelopbouw zorgen er verder ook voor dat gebouwen energetisch zuinig zijn.
Dit Design & Build project werd vanaf de ontwikkelingsfase gemodelleerd om onze Verelst uitvoeringsmethodiek reeds vroeg in het traject te kunnen opnemen. Ons systeem van prefabricatie en modulariteit zorgde voor een aanzienlijk kortere uitvoeringstijd. Tekla Structures heeft ons geholpen bij de prefabricatie van staal en beton, het schrijnwerk, de gevelafwerking, de ter plaatse gestorte kelder en de complexe prefab trapkernen.
Het studiebureau voor de technieken werd al vroeg in het project betrokken, zodat we er reeds tijdens de ontwerpfase rekening mee konden houden. De wapening van de ter plaatse gestorte kelder werd door een externe partij gemodelleerd om onze voorbereidingstijd nog meer in te korten. Via Trimble Connect kunnen we alle disciplinemodellen samenvoegen, controleren en tijdig conflicten oplossen. Trimble Connect staat ons ook dagelijks bij op de werf om de kracht van BIM ook buiten de muren van het bedrijf efficiënt toe te passen.
Bovenop de metadata die we nodig hebben om onze interne processen te optimaliseren, hebben we ook relevante werfdata toegevoegd aan het Tekla Structures-model en via de rechtstreekse link uitgelezen naar Trimble Connect. Onder meer vrachtindelingen van interne en externe partijen worden zo visueel raadpleegbaar voor ons werfpersoneel. Ook de werfvoorbereiding wordt aangemaakt op de webapplicatie en via vensters gedeeld met de nodige partijen.

Drie Linden Business Park is a high quality business park consisting of 4 separate buildings, located in Zaventem. The buildings can be used as storage, high-tech space or laboratories in combination with offices. This project with high quality architecture and attention to the environment responds to the demand for quality new buildings in the vicinity of the airport.
Each building is equipped with an underground parking garage, in some cases even with several floors. In terms of construction, energy and EPB technology, the buildings meet current standards and requirements. Green roofs and wadis also ensure responsible water management and solar panels can be provided on the roofs. The compact building volumes in combination with the solar control facade construction also ensure that buildings are energy efficient.
This Design & Build project was modeled from the development phase to include our Verelst execution methodology early on in the process. Our system of prefabrication and modularity significantly reduced execution time. Tekla Structures helped us with the prefabrication of steel and concrete, the joinery, the facade finishes, the on-site poured basement and the complex precast stair cores.
The engineering design office was involved early in the project so that we could take them into account during the design phase. The reinforcement of the on-site poured basement was modeled by an external party to further shorten our preparation time. Through Trimble Connect, we can merge all discipline models, check them and resolve conflicts in a timely manner. Trimble Connect also assists us daily on site to efficiently apply the power of BIM beyond our walls.
In addition to the metadata we need to optimize our internal processes, we also added relevant site data to the Tekla Structures model and read it out to Trimble Connect via the direct link. Among other things, freight classifications from internal and external parties thus become visually accessible to our site personnel. Site preparation is also created on the web application and shared with the necessary parties via windows.
