Project Deleers in Anderlecht is een uniek ontwerp waarbij wonen, werken en leren gecombineerd worden op één site. Het project omvat de bouw van vier woontorens, verschillende bedrijfs- en handelsruimtes en twee scholen. De ruwbouwwerken zijn begin 2023 gestart en oplevering is voorzien in het najaar van 2025.

Het ontwerp van dit indrukwekkende project Deleers werd volledig uitgewerkt in BIM. Alle afzonderlijke projectpartners bouwden 3D (deel)modellen op die vervolgens werden samengevoegd tot één coördinatiemodel. Op deze manier kon via het Issue Management Systeem BIMcollab ZOOM alles optimaal worden afgestemd en konden issues doelmatig worden opgespoord en geremedieerd. Zodat alle partners steeds over de recentste informatie zouden beschikken, werden de documenten en modellen beheerd via het platform Bricsys 24/7.

Het structuurmodel werd opgebouwd in Tekla Structures en werd analoog met de bouwfases opgesplitst in twee deelmodellen: een model van de school enerzijds en een model van de woontorens en het centrale gedeelte anderzijds. Vandaag de dag is het model van de school zo goed als gefinaliseerd en gebeurt voor de woontorens de laatste coördinatie. Het grootste gedeelte van het project bestaat uit betonstructuren maar ook houten draagbalken en staalconstructies voor fietsenstallingen en overkappingen komen aan bod. De bekistingsmodellen werden opgemaakt met een detailniveau LOD300.

Er werd aan de gemodelleerde elementen heel wat informatie toegevoegd, onder meer om uitgebreide filters op te maken en zodat de aannemer een gedetailleerde meetstaat uit het model kan onttrekken. Om deze grote hoeveelheid aan parameters zo efficiënt mogelijk toe te kennen, werd er gebruik gemaakt van de tool “CS_Fill_UDA_From_Excel”. Nadien kon deze aanzienlijke hoeveelheid aan gegevens gecontroleerd worden op correctheid via opgemaakte weergavefilters.

Technieken en stabiliteit werden binnen eenzelfde bedrijf gecoördineerd waarbij er handig gebruik werd gemaakt van de plug-in “Hole Reservation Manager”. Met behulp van deze tool konden alle te voorziene openingen voor technieken in een beginstadium als VOID in het stabiliteitsmodel worden gemodelleerd, nadien verder worden afgestemd en uiteindelijk effectief worden geponst. Op deze manier konden de modellen stabiliteit en technieken clashvrij naar de klant worden gestuurd.

Project Deleers in Anderlecht is a unique design which combines living, working and learning on one site. The project includes the construction of four residential towers, several business and commercial premises and two schools. The structural work started in early 2023 and completion is provided for the fall of 2025.

The design of this impressive Deleers project was fully developed in BIM. All individual project partners built 3D (sub-)models which were afterwards merged into one coordination model. In this way, the Issue Management System BIMcollab ZOOM allowed that everything could be optimally coordinated and issues could be efficiently identified and remedied. To assure that all partners would always have access to the most recent information, the documents and models were managed with the platform Bricsys 24/7.

The structural model was built in Tekla Structures and was split into two sub-models analogous to the construction phases: a model of the school on the one hand and a model of the residential towers and the central area on the other hand. Today, the model of the school is almost finalized and the final coordination is taking place for the residential towers. For greater part, the project consists of concrete structures, but wooden girders and steel structures for bicycle shelters and canopies are also involved. The level of detail for the formwork models is LOD300.

A lot of information was added to the modeled elements, this in order to create extensive filters and the possibility for the contractor to extract a detailed statement of measurements. In order to assign this large amount of parameters as efficiently as possible, the “CS_Fill_UDA_From_Excel” tool was used. Afterwards, this considerable amount of data could be checked for accuracy by formatted display filters.

Techniques and stability were coordinated within the same company using the plug-in “Hole Reservation Manager”. With the help of this tool, all foreseeable holes for techniques could be modeled in the structural model, in an initial stage as VOID, subsequently further tuned and finally effectively punched. In this way, the stability models and techniques could be sent clash-free to the customer.
