Citycampus Anderlecht – Wonen en werken op de voormalige Gryson-site

In opdracht van citydev.brussels realiseert Van Roey Vastgoed in Anderlecht een gemengd project met een kmo-park voor agrovoedingsbedrijven, sociale woningen en studentenwoningen op een voormalig industrieterrein van 17.600 m². Het betreft een publiek-private samenwerking (PPS) tussen Van Roey Vastgoed en citydev.brussels, de Brusselse Gewestelijke Huisvestigingsmaatschappij (BGHM) en de Anderlechtse Haard. Voor het ontwerp sloeg Van Roey Vastgoed de handen in elkaar met het architectenteam Crepain Binst Architecture en ORG Architecture. VK Engineering staat in voor de stabiliteit, de technieken en de akoestiek.

Voor dit project wordt er gekozen om het volledig in BIM uit te werken. Architon staat hierbij in voor de architectonische betonelementen. Dit betreft de kolommen, panelen, terrassen, dorpels en dekstenen. Het merendeel hiervan wordt uitgevoerd in een glad beige kleur. Het gebruik van BIM werkte zeer verruimend omdat er meteen een visuele controle is van de getekende elementen.
Door de samenwerking met Van Roey kan Architon eenvoudig een globaal overzicht maken, waarna Van Roey dit controleert op conflicten. Eens dit goedgekeurd is, kunnen de productietekeningen opgemaakt worden.

Een ander voordeel van werken met een BIM model is dat de klant kan meekijken met bijvoorbeeld Microsoft Teams om zo meteen probleempunten aan te pakken. Zo waren de wanden van de traphallen in eerste instantie als prefab voorzien. Echter konden de gevelpanelen niet op deze manier verankerd worden. Hierop werd er gekozen om de wanden ter plaatsen te storten en de gevelpanelen mee aan te storten. Omdat het bordes niet opgelegd kon worden, werd dit ook meteen mee aangestort.

Door te werken in BIM kunnen er ook meteen verschillende snedes gemaakt worden. Dit is handig omdat de vloerplaat van +1 bij blok BCD verspringt. Hierdoor moet de verankering op verschillende hoogtes komen en zijn niet alle panelen identiek. Bij werken in 2D zou dit veel moeilijker zijn omdat er niet overal een snede is. Bij de terrassen kan eveneens de spuwer op de correcte plaats ingetekend worden, daar de balustrade ook in BIM is uitgetekend. Zo worden er fouten op de werf vermeden wat de snelheid en kosten ten goede komt.

Tot slot is het bevredigend om te zien wanneer elk puzzelstukje mooi op zijn plaats valt. De puzzel telt 157 stukjes, waarvan het zwaarste 17 ton weegt.

Commissioned by citydev.brussels, Van Roey Vastgoed is realizing a mixed project with an SME park for agri-food companies, social housing and student housing on a former industrial site of 17,600 m²in the city of Anderlecht. It concerns a public-private partnership (PPP) between Van Roey Vastgoed and citydev.brussels, the Brussels Regional Housing Agency (BGHM) and the Anderlechtse Haard. For the design, Van Roey Vastgoed joined forces with the architectural team Crepain Binst Architecture and ORG Architecture. VK Engineering is responsible for the stability, the techniques and the acoustics.

For this project, the choice was made to work it out completely in BIM. Architon is responsible for the architectural concrete elements. This concerns the columns, panels, balconies, sills and capstones. The majority of these are executed in a smooth beige color. The use of BIM was very broad because there is an immediate visual check of the drawn elements.
Thanks to the collaboration with Van Roey, Architon can easily create a global overview, after which Van Roey checks this for conflicts. Once this has been approved, the production drawings can be made.

Another advantage of working with a BIM model is that the customer can monitor, for example with Microsoft Teams, in order to immediately tackle problem points. For example, the walls of the stairwells were initially designed as prefab. However, the facade panels could not be anchored in this way. It was therefore decided to pour the walls on site and to pour in the facade panels. Because the platform could not be imposed, this was also immediately poured in.

By working in BIM, different cuts can immediately be made. This is useful because the floor plate is offset from +1 at block BCD. As a result, the anchoring must be at different heights and not all panels are identical. When working in 2D this would be much more difficult because there is not a section view everywhere. At the balconies, the gargoyle can also be drawn in the correct place, as the balustrade is also drawn in BIM. This avoids errors on site, which benefits speed and costs.

Finally, it is satisfying to see when every piece of the puzzle falls nicely into place. This giant puzzle has 157 pieces of which the heaviest piece weighs 17 tons.
