Greeneri Park Świnoujście etap I- to zespół budynków apartamentowych znajdujący się na skraju Świnoujskiego Parku Zdrojowego. Oddalony jest o 500 metrów od morza Bałtyckiego. Budynek składa się z 6 kondygnacji nadziemnych i 1 kondygnacji podziemnej (garaże). Powierzchnia użytkowa wynosi 9 510 m². Budynek posiada 202 lokale.

W ramach projektu, nasze biuro było odpowiedzialne za wykonanie modelu BIM całego budynku oraz projektu wykonawczego i warsztatowego elementów prefabrykowanych w skład którego wchodzą: ściany zewnętrzne i wewnętrzne w technologii prefabrykowanych żelbetowych ścian trójwarstwowych typu sandwich, ściany wewnętrzne, schody, podesty, stropy filigran, balkony i stropodach o nachyleniu 10%.

Konstrukcja części podziemnej jest monolityczna, oparta na płycie fundamentowej o gr. 80 cm. Nad garażem znajduje się strop transferowy gr. 30 cm. W części nadziemnej zastosowano trójwarstwowe ściany zewnętrzny typu sandwich gr. 40 cm (warstwa nośna gr. 15 cm, styropian EPS 18 cm, warstwa fakturowa 7 cm), ściany wewnętrzne między lokalowe gr. 20 cm, ściany działowe oraz stropy filigran gr 18 cm.

Wyzwania jakie napotkaliśmy podczas projektowania budynku to między innymi:
– Balkony o niepowtarzalnej geometrii, z wysięgiem wspornika wynoszącym 2,68 m, tworzące ciągłą powierzchnię wokół budynku z odwodnieniem skierowanym w stronę budynku,
– Ściany zewnętrzne trójwarstwowe sandwich z oknami o rozpiętości 6 i 5,3 m z akcesoriami do montażu okien FT – Anker i fakturą wykonaną na matrycy gumowej,
– Stropodach filigran gr. 16 cm o nachyleniu 10%,
– Stropy filigran oraz balkony z instalacjami elektrycznymi – puszki elektryczne projektowane i montowane na etapie produkcji,
– Ściany mansardowe na 5 i 6 piętrze z warstwą fakturową pod kątem i zmienną grubością izolacji 18 – 45 cm.
– Schody dywanowe zabiegowe
– Tarcze prefabrykowane na segmencie C nad strefą SPA & Welness

Greeneri Park Świnoujście Phase I is a complex of apartment buildings located on the edge of Świnoujście Park. It is 500 meters from the Baltic Sea. The building has 6 floors above ground and 1 underground floor (garages). The total usable area is 9,510 square meters. The building has 202 premises.

As part of the project, our office was responsible for creating the entire building’s BIM model and producing the executive and workshop design for prefabricated elements, including precast reinforced concrete three-layered sandwich external and internal walls, internal walls, stairs, landings, filigree ceilings, balconies, and a reinforced concrete roof with a 10% slope.

The construction of the underground part is monolithic, based on a foundation slab of 80 cm. Above the garage is a 30-cm transfer ceiling. The above-ground part uses three-layered sandwich external walls with 40 cm thickness (15 cm load-bearing layer, 18 cm EPS polystyrene insulation, 7 cm textured layer), internal walls between local 20 cm, partition walls and ceilings filigree 18 cm.

The challenges we encountered when designing the building included the following:
– Balconies with unique geometry, with a bracket reach of 2.68 m, form a continuous surface around the building with drainage directed towards the building.
– Three-layer sandwich external walls with windows with a span of 6 and 5.3 m, including accessories for FT-Anker window installation and a textured finish made on a rubber matrix.
– A 16 cm thick filigree roof with a 10% slope.
– Filigree ceilings and balconies with electrical installations – electrical boxes designed and installed during the production stage.
– Mansard walls on the 5th and 6th floors with a texture layer at an angle and a variable insulation thickness of 18 – 45 cm.
– Spiral carpeted stairs.
– Prefabricated deep beam in segment C above the SPA & Wellness area.
