Het project
De transformatie van een kantoorgebouw naar 47 appartementen aan de Frederiklaan in Eindhoven.
Voor Magis Vastgoed mocht James Architecture het ontwerp maken voor de transformatie van een voormalig kantoorgebouw naar 47 zelfstandige, moderne woonunits in de historische en levendige wijk Philipsdorp in hartje Eindhoven.
Dit kantoorpand wordt getransformeerd tot een modern wooncomplex met een prachtig gedetailleerd groenplan. Een groene binnentuin komt in de plaats voor het bestaande parkeerterrein en maakt dit een heel fijne plek om te wonen. Bewoners kunnen ook gebruik maken van de gezamenlijke daktuin. Het gebouw krijgt twee extra verdiepingen, de gevel is volledig lichtgewicht en uitgevoerd met steenstripwanden. Hierdoor is er voldoende ruimte voor een kwalitatieve isolatie.
Ambitieus project
Het renoveren van dit kantoorgebouw tot 47 appartementen, inclusief verbouwing en uitbreiding, is een ambitieus project dat een zorgvuldige planning en uitvoering vereist. Bij dit soort projecten komt een breed scala aan overwegingen kijken, van structurele beoordelingen tot ontwerp en de daadwerkelijke bouwwerkzaamheden.
Hier heeft Bouwbedrijf van Gerven de belangrijkste rol; het ontwikkelen en uitvoeren van dit project. Het uitvoeren van de transformatie is een complex traject. Elke stap moet zorgvuldig worden beheerd om het succes van het project te garanderen; vanaf de eerste planningsfase tot en met de oplevering van de nieuwe appartementen.
Staalconstructies
Smederij Verbruggen heeft de opdracht gekregen om naast het verstevigen van de bestaande staalconstructies ook de staalconstructie voor de twee nieuwe verdiepingen, de trappen en de hekwerken te produceren en te plaatsen.
Daardoor heeft Da Silva Tekenbureau de kans gekregen om de engineering van alle stalen componenten op zich te nemen. Het was een mooie uitdaging om verschillende disciplines in de staalbouw te kunnen uitwerken en te laten zien in een project.
In samenwerking ook met VKB (BIM Awards-winner) zijn de steenstripwanden bevestigingsdetails uitgewerkt. Hier was BIM een belangrijk tool om nauwkeurig samen te kunnen werken.
Het project is nog niet klaar. De gevelsteiger is nog aanwezig en er wordt nog vol aan gewerkt.
De opening wordt verwacht in juli 2024.

James Architecture was commissioned by Magis Vastgoed to design the transformation of a former office building into 47 independent, modern residential units in the historic and lively Philipsdorp district in the heart of Eindhoven.
This office building will be transformed into a modern residential complex with a beautifully detailed green plan. A green courtyard garden will replace the existing car park and make this a very nice place to live. Residents can also use the communal roof garden. The building will have two extra floors, the facade is completely lightweight and executed with stone strip walls. This provides sufficient space for high-quality insulation.
Ambitious project
Renovating this office building into 47 flats, including conversion and extension, is an ambitious project requiring careful planning and execution. This kind of project involves a wide range of considerations, from structural assessments to design and the actual construction work.
Bouwbedrijf van Gerven has the most important role here; developing and executing this project. Carrying out the transformation is a complex process. Each step must be carefully managed to ensure the success of the project; from the initial planning phase to the delivery of the new flats.
Steel structures
Forge Verbruggen was commissioned to produce and install the steel structure for the two new floors, stairs and fencing, in addition to reinforcing the existing steel structures.
This gave Da Silva Drawing Office the opportunity to take on the engineering of all steel components. It was a nice challenge to be able to work out and showcase different disciplines in steel construction in one project.
In collaboration also with VKB (BIM Awards-winner), the stone strip walls fixing details were worked out. Here, BIM was an important tool for accurate collaboration.
The project is not finished yet. The facade scaffolding is still in place and work is still in full swing.
The opening is expected in July 2024.
