Dit hotel met 650 kamers wordt het grootste hotel van de Benelux, met faciliteiten als een televisiestudio, skybar en restaurants. Het gebouw bestaat uit drie gestapelde volumes, is in totaal 91 meter hoog en ontworpen door architect OMA. De oplevering staat gepland in het vierde kwartaal van 2019.

Het architectonisch ontwerp van het gebouw vraagt om grote uitkragingen, zonder zichtbare constructie in de gevel. Doordat de driehoekige volumes geroteerd ten opzichte van elkaar ontworpen zijn, verschillen de plattegronden sterk van elkaar. De punt van de verschillende driehoeken steekt 12,5 meter uit buiten de gevel van de onder- of bovenliggende driehoek. De constructieve uitkraging bedraagt ruim 16,5 meter.

De complete engineering van ±1.300 ton staal nam zo’n 1,5 jaar in beslag. Samen met de aannemer, betonbouwer en hoofd-constructeur is het conceptontwerp uitgewerkt tot op detailniveau. Grootste aandachtspunt was de bevestiging van staal naar beton, door de enorme krachten die op de constructie werken. Ander aandachtspunt was de zakking van de uitkragingen. De glazen gevel aan de constructie liet minimale toleranties toe. Dit moest continu worden gemonitord.

In het engineeringstraject en tijdens het bouwproces zijn de mogelijkheden van BIM nog eens extra naar voren gekomen. Zo hebben we communicatie in BIM gebruikt voor het inzichtelijk maken van complexe aansluitingen van staal naar beton, stabiliteit tijdens montage, clashcontroles m.b.t. wapening in wanden en vloeren, aanleveren van benodigde info per verdieping (hoeveelheden wapening, vloer types etc.) en het zichtbaar maken installatie technische onderdelen. Het is een ideaal hulpmiddel gebleken in de communicatie met de klant en overige partijen, waardoor urgente uitdagingen snel in beeld konden worden gebracht

This hotel is to be the largest hotel of the Benelux, with 650 rooms in total. The complex includes a television studio, sky bar, restaurants and it also provides places for work as well as entertainment. The building contains three shifted triangular volumes with a height of 91 metres. The delivery is scheduled for the fourth quarter of 2019.

The architectural design of the building requires large cantilevers, with no visible construction in the facade. The floorplans are very different from each other because the triangular volumes are rotated in relation to each other. The point of the different triangles protrudes 12.5 meters outside the facade of the lower or upper triangle. The structural cantilever is more than 16.5 meters.

The complete engineering of ±1,300 tons of steel took about 1.5 years. Concept design was worked out into detail level together with the contractor, concrete builder and chief engineer. The biggest point of attention was the attachment of steel to concrete due to the enormous forces that act on the structure. Another point for attention was the collapse of the cantilevers. The glass façade on the construction allowed minimal tolerances. This had to be continuously monitored.

The possibilities of BIM were important during the engineering process and during the construction process. We used communication in BIM for making complex connections of steel to concrete, stability during assembly, clash checks related to reinforcement in walls and floors, supplying necessary information per floor (amounts reinforcement, floor types, etc.) and making the technical components visible in 3D. It is an ideal tool in communication with the customer and other parties.
