Aan de Sperwerstraat in Arnhem ontwikkelt en bouwt Rots Bouw 19 appartementen. De nieuwbouw vindt plaats op de oude locatie van garage Zeuner, dat is aangekocht ten behoeve van herontwikkeling. Hiervan zijn 18 appartementen bestemd voor de verkoop en 1 appartement is bestemd voor de verhuur. De naam ‘On The Hill’ betekent letterlijk ‘op de heuvel’. Je woont hier namelijk op één van de hoogste punten van Arnhem.
Het ontwerp van de nieuwe appartementen
Het nieuwe gebouw heeft drie woonlagen en krijgt een stoere uitstraling. Op Zoom Architecten heeft in het ontwerp verschillende elementen uit de jaren dertig terug laten komen. Zoals de randen rondom de balkons en spijlen van het balkonhekwerk. Op deze manier sluit het ontwerp aan op de bestaande woningen en gebouwen in de omgeving.
De nieuwe appartementen hebben verschillende indelingen en groottes (van 61 m2 tot 87 m2 ) en zijn bestemd voor kleine huishoudens. De appartementen hebben een woonkamer, open keuken en 1, 2 of 3 slaapkamers. De (fietsen)berging vind je in de kelder.
Aan de achterkant van het gebouw komt een parkeerterrein voor de nieuwe bewoners met 12 nieuwe parkeerplekken. Ook wordt het aantal parkeerplaatsen aan de Sperwerstraat uitgebreid. Het project is volledig in BIM uitgewerkt en wordt via Trimble Connect beheerd en gemonitord.
Planning
Eind vorig jaar is het gebouw van garage Zeuner voor een groot deel gesloopt. Inmiddels is de bouw gestart. Naar verwachting zijn de nieuwe appartementen in het eerste kwartaal van 2025 gereed.

On Sperwerstraat in Arnhem, Rots Bouw is developing and building 19 flats. The new building will take place on the former site of the Zeuner garage, which was purchased for redevelopment purposes. Of these, 18 flats are for sale and 1 flat is for rent. The name ‘On The Hill’ literally means ‘on the hill’. This is because you live here on one of the highest points in Arnhem.
The design of the new flats
The new building has three floors and will have a sturdy appearance. Op Zoom Architecten used various elements from the 1930s in the design. Like the edges around the balconies and the bars of the balcony railings. In this way, the design fits in with the existing houses and buildings in the area.
The new flats have different layouts and sizes (from 61 m2 to 87 m2 ) and are intended for small households. The flats have a living room, open kitchen and 1, 2 or 3 bedrooms. The (bicycle) storage is in the basement.
At the back of the building, there will be a car park for the new residents with 12 new parking spaces. The number of parking spaces on Sperwerstraat will also be increased. The project has been worked out entirely in BIM and is managed and monitored via Trimble Connect.
Planning
The Zeuner garage building was largely demolished at the end of last year. Construction has since started. The new flats are expected to be ready in the first quarter of 2025.
