On The Hill, bouwen op één van de hoogste punten van Arnhem
Aan de Sperwerstraat, op de oude locatie van garage Zeuner in Arnhem, ontwikkelt en bouwt Rots Bouw 19 appartementen onder de naam ‘On The Hill’. Hier wordt op één van de hoogste punten van Arnhem gebouwd. Het nieuwe gebouw heeft drie woonlagen en krijgt een stoere uitstraling. OpZoom Architecten heeft in het ontwerp verschillende elementen uit de jaren dertig terug laten komen. Zoals de randen rondom de balkons en spijlen van het balkonhekwerk. Op deze manier sluit het ontwerp aan op de bestaande woningen en gebouwen in de omgeving. Aan de achterkant van het gebouw komt een parkeerterrein.
BIM als hulpmiddel bij binnenstedelijk bouwen
Dit binnenstedelijke project op de grens van Monnikenhuizen en Geitenkamp heeft een beperkte bouwplaats, een zogenaamde ‘postzegellocatie’. Dit dwingt ons tot een zorgvuldige planning om overlast voor de omgeving tijdens de bouwfase te minimaliseren en een efficiënte bouwplaatsinrichting te realiseren. Het project is volledig in BIM uitgewerkt tot LOD400. De grote hoogteverschillen en beperkte ruimte op deze locatie vereisen een nauwkeurige voorbereiding waarbij ruimteoptimalisatie en duurzaamheid centraal staan. De kelder en de schuin oplopende parkeerplaatsen zijn slechts enkele uitdagingen. Ook de trolleybuskabels, de smalle doorgangen voor vrachtverkeer, nutsvoorzieningen en taluds zijn in het model opgenomen. Zo is direct te beoordelen of er voldoende ruimte is voor montage en plaatsing van cruciale elementen zoals kranen, steigers en liften. De prefab onderdelen worden just-in-time geleverd waardoor we transportbewegingen minimaliseren en de ruimte op de bouw maximaal benutten.
Een gestroomlijnde workflow is de route naar een succesvol resultaat
De communicatie en bestandsuitwisseling voor On The Hill verloopt volledig online via Trimble Connect. Dit betekent dat we niet afhankelijk zijn van losse e-mails of berichten. Door wekelijks bestanden te updaten en gebruik te maken van het versiebeheer dat Trimble Connect biedt, creëren we een gestroomlijnde en transparante workflow. Trimble Connect maakt het mogelijk voor alle betrokkenen om naadloos samen te werken ook vanaf verschillende locaties. Deze geïntegreerde aanpak verzekert een soepele bouwvoorbereiding en uitvoering, ondanks de complexiteit van het project. Kortom, het succes van het project zit voor ons niet alleen in het eindproduct. Het zit vooral in de samenwerking tussen alle betrokkenen!
Eind vorig jaar is het gebouw van garage Zeuner voor een groot deel gesloopt. Inmiddels is de bouw gestart. Naar verwachting zijn de nieuwe appartementen in het eerste kwartaal van 2025 gereed.

On The Hill, building at one of Arnhem’s highest points
On Sperwerstraat, on the old site of the Zeuner garage in Arnhem, Rots Bouw is developing and building 19 flats under the name ‘On The Hill’. This is being built at one of Arnhem’s highest points. The new building has three floors and will have a sturdy appearance. OpZoom Architecten used various elements from the 1930s in the design. Like the edges around the balconies and the bars of the balcony railings. In this way, the design fits in with the existing houses and buildings in the area. At the back of the building, a parking area will be created.
BIM as a tool for inner-city construction
This inner-city project on the border of Monnikenhuizen and Geitenkamp has a limited construction site, a so-called ‘postage stamp location’. This forces us to plan carefully in order to minimise inconvenience to the surrounding area during the construction phase and to achieve an efficient site layout. The project was fully worked out in BIM up to LOD400. The large height differences and limited space on this site require careful preparation in which space optimisation and sustainability are key. The basement and sloping parking spaces are just some of the challenges. Trolley bus cables, narrow truck traffic passages, utilities and embankments are also included in the model. This allows immediate assessment of whether there is sufficient space for assembly and placement of crucial elements such as cranes, scaffolding and lifts. The prefab components are delivered just-in-time, allowing us to minimise transport movements and maximise the use of space on site.
A streamlined workflow is the route to a successful outcome
Communication and file exchange for On The Hill is entirely online via Trimble Connect. This means we do not rely on separate emails or messages. By updating files weekly and using the version control offered by Trimble Connect, we create a streamlined and transparent workflow. Trimble Connect enables all stakeholders to work together seamlessly even from different locations. This integrated approach ensures smooth construction preparation and execution, despite the complexity of the project. In short, for us the success of the project is not only in the final product. It is mainly in the cooperation between all those involved!
At the end of last year, the Zeuner garage building was largely demolished. Construction has since started. The new flats are expected to be ready in the first quarter of 2025.
