Avenue Bellevue to dwupiętrowy budynek mieszkalno-hotelowo-handlowy o wysokości ponad 300m, usytuowany na rogu ulic NE 8th Street i Bellevue Way w Waszyngtonie. Wieże mają głównie konstrukcję betonową ze stalą zbrojeniową, natomiast dwa kilkupoziomowe wysokie budynki boczne (Jewel Box i Ballroom) są wykonane ze stali (z mieszanką stężeń BRB i sztywnych ram z trzonów betonowych). Wzmocnienie betonowej wieży stalą wymaga skomplikowanej koordynacji z projektem betonu i rozmieszczeniem prętów zbrojeniowych, a w niektórych przypadkach również zastosowania stali, która nie jest powszechnie używana w konstrukcjach stalowych (na przykład belki sprzęgające). Całkowita waga konstrukcji stalowej wynosi około 1000 ton.
Największym wyzwaniem w tym projekcie był złożony i skomplikowany projekt, koordynacja z firmami z różnych branż, które mają wpływ na stal konstrukcyjną, oraz radzenie sobie z wieloma zmianami projektu, które są wprowadzane w trakcie wykonywania detali.
Dostawaliśmy skomplikowane poprawki do stali wbudowanej, które powstawały w trakcie koordynacji BIM, ale część stali była już dostarczana na plac budowy, aby dotrzymać harmonogramu wylewania betonu.
Jest to wyjątkowo wyglądający budynek, który dzięki swojej elewacji i zakrzywionym balkonom może stać się charakterystycznym obiektem. Konstrukcja stalowa daje możliwość zobaczenia i poznania wielu aspektów detali, które nie są często spotykane w innych budynkach stalowych.
Jest to wyjątkowy projekt do zademonstrowania, jak koordynacja BIM pomiędzy wszystkimi branżami może pomóc wyeliminować przyszłe problemy konstrukcyjne. Ponadto różnorodność konstrukcji i kształtów budynku nie pozwala się nudzić wykonywaniem powtarzalnych ram i połączeń w wielu miejscach.

Avenue Bellevue is two tower condo, hotel and retail building that is over 300’ tall positioned at the corner of NE 8th Street and Bellevue Way in Washington. Towers are mainly concrete structure with reinforcing steel while two few level high side buildings (Jewel Box and Ballroom) are made of steel (with mixture of BRB brace and concrete shaft rigid frame. Reinforcing concrete tower with steel requires complex coordination with concrete design and rebar layouts, in some cases also brings steel that is not common for use in steel construction (coupling beams as an example). Total weight of steel construction is approximate 1,000 tons
The biggest challenge of this project was complex design, coordination with multiple trade that affect structural steel and dealing with multiple design revisions that are being released during detailing.
We were getting thru complex embedded steel adjustments that are developed during the BIM coordination, but some of the steel was already arriving to the field in order to support concrete pour schedule.
It’s an outstanding looking building that with its elevation and curved balconies would become a landmark building. Steel construction gives an opportunity to see and learn a lot of detailing aspects that may not be commonly seen on other steel buildings.
It as an exceptional project for demonstrating how BIM coordination between all trades can help eliminate future construction issues. In addition diversity of building structure and shape does not allow to get bored by doing repetitive frame in multiple places.
