ZIN, “Zin in No(o)rd” is een herontwikkelingsproject voor de herbestemming van de 2 torens van het WTC-complex in de Brusselse Noordwijk. Na het ontmantelen van de 2 torens tot hun kern zullen er 2 nieuwe torens opgetrokken worden die verbonden worden door een centrale volume. Dit multifunctioneel gebouw bevat 14.000m² wooneenheden, 16.000m² hotel, 75.000m² kantoorruimte, sportruimtes, horeca en handelszaken. Door deze mix van functies zal er altijd volop leven zijn in het gebouw, zeven dagen open, met verschillende gebruikers op verschillende tijdstippen. Zo zal ZIN bijdragen tot een heel nieuwe dynamiek in de Noordwijk van Brussel.

De hele draagstructuur in prefab-beton werd voorzien door Ergon nv en Prefaco nv. 30.000 ton puin van de oude torens werd verzameld, gesorteerd, vermalen en verwerkt tot 3.500 ton A+ aggregaten. Deze kwaliteitsaggregaten werden op hun beurt geïntegreerd in nieuw beton, en als resultaat kon 30.000 ton nieuw C2C-gecertificeerd beton worden geproduceerd. Het is voor het eerst in België dat dit proces voor deze toepassingen (drukvloeren, vloerplaten en prefab betonplaten) op een dergelijke schaal wordt toegepast. Ongeveer 30 % van het mengsel bestaat uit gerecycleerd aggregaat. Voor dit proces is het Cradle to Cradle™ zilver label behaald. Dit betekent onder meer dat beton gezond dient te zijn voor de mens, milieuvriendelijk en recyclebaar. Certificering houdt ook in dat bedrijven zich engageren om een optimalisatieproces aan te gaan omdat het naast de producten ook de integratie van een hele filosofie inhoudt.
Voor de BIM coördinatie van de hoofdaannemer werd gevraagd om .IFC-modellen aan te leveren met een property set die speciaal voor dit project werd samengesteld. De modellen zijn dermate groot (meer dan 100.00 castunits) dat een aangepaste manier van werken nodig was om het model werkbaar te houden. De schuine kolommen zorgen voor een bijzonder mooi effect, vooral in combinatie met de centrale atrium trap.

ZIN, “Zin in No(o)rd” is a redevelopment project for the repurposing of the 2 towers of the WTC complex in the Brussels North district. After dismantling the 2 towers to their core, 2 new towers will be erected, connected by a central volume. This multifunctional building contains 14.000m² of residential units, 16.000m² of hotel, 75.000m² of office spaces, sports areas, catering and shops. Thanks to this mix of functions, the building will always be full of life, seven days a week, with different users at different times. In this way, ZIN will contribute to a completely new dynamic in the North district of Brussels.

The entire supporting structure in prefab concrete was provided by Ergon nv and Prefaco nv. 30.000 tons of used concrete from the old towers was collected, sorted, crushed and processed into 3.500 tons of A+ aggregates. These quality aggregates were in turn integrated into new concrete, resulting in the production of 30.000 tonnes of new C2C-certified concrete. It is the first time in Belgium that this process has been applied on such a scale for these applications (pressure floors, floor slabs and prefab concrete slabs). About 30% of the mixture consists of recycled aggregate. The Cradle to Cradle™ silver label has been achieved for this process. This means, among other things, that concrete must be healthy for people, environmentally friendly and recyclable. Certification also means that companies commit to an optimization process because it involves the integration of a whole philosophy in addition to the products.

For the BIM coordination of the main contractor, IFC models were requested with a property set that was specially compiled for this project. The models are so large (more than 10.000 cast units) that an adapted way of working was necessary to keep the model workable. The sloping columns provide a particularly beautiful effect, especially in combination with the central atrium staircase.
