Naast de categoriewinnaar is het project ‘Central Park te Utrecht’ van Voortman Steel Construction ook de winnaar van de Publieksprijs 2021. Dit houdt in dat van alle inzendingen vanuit de Benelux dit project de meeste stemmen van het publiek heeft gekregen. De jury noemde het project ‘indrukwekkend’ en vond het een uitstekend voorbeeld van een BIM-project waarbij van begin tot einde is samengewerkt met een grote diversiteit aan bouwpartners. Zo werd het BIM centraal binnen Bouwcombinatie Westflank Noord V.O.F. beheerd en zijn de diverse aspectmodellen middels docstream (informatiemanagement) ter beschikking gesteld aan de diverse bouwpartners. De uitwisseling vond plaats op basis van IFC met de BIM-basis ILS als uitgangspunt en de communicatie op basis van BCF. Ook de duurzaamheid (verwacht BREEAM-NL Excellent) van het op te leveren kantoorpand bleef bij de jury niet onopgemerkt.

Wij hebben dit project in opdracht gekregen van Bouwcombinatie Westflank Noord V.O.F. en samen met diverse bouwpartners in BIM uitgevoerd.

Het betreft hier een kantoorgebouw van 90 meter hoog met een fantastisch park op 45 meter hoogte. Central Park telt 23 verdiepingen met een gemiddeld vloeroppervlak van 1.300 m2
Start in 2019 – oplevering 2022
Op het bouwterrein wordt op twee plekken gebouwd. Omhoog ter plaatse van de kantoortoren en omlaag ter plaatse van de toekomstige parkeergarage.
535 autoparkeerplaatsen en ca. 1100 fietsparkeerplaatsen. Deze zijn volledig weggewerkt onder het maaiveld en de gebouwen van Central Park zodat de ruimte op het maaiveld gebruikt kan worden voor het wandelend publiek.
Het BIM is centraal binnen Bouwcombinatie Westflank Noord V.O.F. beheerd en de diverse aspectmodellen zijn middels docstream (informatiemanagement) ter beschikking gesteld aan de diverse bouwpartners. Bij Bouwcombinatie Westflank Noord V.O.F. vond tweewekelijks verificatie & validatie plaats. Een van de problemen die ik tegen kwam bij het invoegen van de diverse modellen is de werkbaarheid qua snelheid. Naarmate het project vordert wordt het detailniveau van de modellen steeds hoger maar dat heeft dus ook z’n weerslag op de snelheid. Door de ÍFC-modellen door een IFC optimizer te laten opschonen, zonder dat er cruciale informatie verloren gaat, heeft behoorlijk bijgedragen aan de werkbaarheid.
Interactie en communicatie blijven belangrijke speerpunten bij de realisatie van dit soort intensieve projecten. Modellen “over de schutting gooien” en hopen op het beste is hier niet van toepassing geweest. Uitwisseling op basis van IFC met de BIM-basis ILS als uitgangspunt. Communicatie op basis van BCF. BIM staat onder meer voor digitale, integrale samenwerking en innovatie in de bouwketen en hier hebben wij en onze bouwpartners ons het afgelopen jaar voor ingezet.
Jury report
In addition to being the category winner, the project ‘Central Park in Utrecht’ by Voortman Steel Construction is also the winner of the audience voting. This means that of all entries from the Benelux, this project received the most votes from the public. The jury called the project ‘impressive’ and considered it an excellent example of a BIM project that involved collaboration from start to finish with a wide variety of construction partners. For example, the BIM was centrally managed by Bouwbedrijven Westflank Noord V.O.F. and all the aspect models have been made available to the various construction partners through docstream (information management). The exchange took place on the basis of IFC with the BIM basis ILS as a starting point and the communication happened on the basis of BCF. The sustainability (expected BREEAM-NL Excellent) of the to be completed office building also did not go unnoticed by the jury.

Start in 2019 – delivery 2022
Construction is being done in two places on the building site. Up at the location of the office tower and down at the location of the future parking garage. 535 car parking spaces and approx. 1100 bicycle parking spaces. These have been completely concealed below ground level and the buildings of Central Park so that the space on the ground level can be used by the walking public.
The BIM is central managed at Bouwcombinatie Westflank Noord V.O.F. and the various aspect models have been made available to the various construction partners with docstream (information management). At Bouwcombinatie Westflank Noord V.O.F. Verification & validation took place every two weeks.
One of the problems I encountered when inserting the various models is the workability in terms of speed. As the project progresses, the level of detail of the models got higher and higher, and that had an impact on the working speed. Having the ifc models cleaned up by an ifc optimizer, without losing crucial information, has contributed significantly to the workability.
Interaction and communication remains an important spearhead in the realization of these types of intensive projects. Sharing models without thinking twice and hoping for the best did not apply here. Model exchange based on IFC with the BIM Basic Information Delivery Manual (IDM) as a starting point. Communicate based on BCF.
